12/6/2007 - You Can Buy a House Now Even if You are Currently

Want to buy a house or townhouse or Condo but currently in a Lease or rental situation.  Well I may have a solution for you.  Home Builders are at the end of the year and they all are under extreme pressure to make their investors and share holders happy with their performance.  Most builders are giving incentives if the home buyer asked for it the right way.    Let me share some of the recent incentives I personally have negotiated for my customers with the Builders.   One customer the builder paid one year of home owner association fees for one year.  Another customer had 4 months remaining on an apartment lease and the builder paid the remaining months of the lease at closing.   On a regular basis I have got the builder to reduce the sales price from $20,000 to $40,000. off the sales price.

Timing is everything. This December is the absolutely the best time to enter a sales contract with a builder.  Do not be concerned if you have a house to sell, if you are in a lease, or any thing you are waiting on. There are solutions out there.   Contact me and less get a game plan together.  My negotiation skills and the builders willingness to move inventory will get you an unbelievable deal.  Prices are low!  Mortgage Rates are Low!  This scenario will not always be the case.  Most people are not aware that Median Home Prices increased in Jacksonville in September 2007.  Strong indicator we are at  or near a bottom. 

Most home buyers think they can get a better deal by going to a builder without using a REALTOR.  These buyers are fools!  The builders site rep only represents the builders interest and has absolutely no representation for the buyer.  They are employed by the builder and have every home purchaser sign a "No Broker Representation Form"..  They deal differently with a Buyer's Agent who is their on a weekly basis they want the REALTOR to return so they give extra perks to my customers anyway.   The commission is already built into the sales price. It is there rather a REALTOR is used or not and a builder knows if they offer anything different they will lose REALTOR support.  They will not do it.
